Cost and schedule control are our main project management objectives. Preliminary budgets are created based upon pre-construction documents and specifications. Our objective is to provide complete transparency of the cost estimate with the intent of accurately identifying the scope while also maintaining continuity throughout the project. Our value engineering services prove effective during the budgetary phases while collaboration with our diverse subcontractor base also helps further identify and implement cost saving solutions.
Upon the review and approval of the construction budget multiple bids are acquired across all trades. Competitive bidding practices amongst our diversified and highly qualified subcontractor base allow us to maximize cost savings without jeopardizing quality. Utilizing a diversified local subcontractor base allows us to execute at the highest levels of quality and customer service.
Anything that causes a deviation from the agreed upon scope, either up or down, is submitted in the form of a Change Order for the owners review. No change orders are implemented without first the written consent from the owner. All progress billing is tracked against the original construction estimate and subsequent change orders on a per item basis.
Construction schedules are created following the completion of the cost estimates. These are reviewed on site at weekly project meetings. Project progress updates are also distributed via email to all project participants on a weekly basis itemizing the past and upcoming week's tasks. This practice ensures proper scheduling while also maintaining an open line of communication between all parties.
